• Staging Consultation: Might be moving in a year? It’s not too early to call . . . please call so we can start thinking about those things to address to best market your property.

Our services start with a thorough walk through of your home. This consultation will last from 1-2 hours depending on the size of the home. We leave with you a detailed set of recommendations to be completed in order to prepare your house for sale. In order to begin the staging process, the seller can choose to dig in and execute the staging themselves or relax and let us come into the house and let the staging magic begin.

• Hands-On Staging: We can, and love to, use your existing furnishings and accessories. Should we need a piece of furniture or artwork . . . don’t fret - we can bring in inventory to create the marketable look specific to selling your property. We can do as much or as little as you desire from one room to the whole house. We work with all budgets.

•Staging Vacant Listings: Call before clearing out anything!!!!! Vacants do not attract buyers. Depending on your budget, we can bring in as much or as little furniture and accessories to create the desired look. It is hard to understand how large a room is when there is nothing in it as a reference point. Prospective buyers get distracted when looking at a vacant house. Instead of focusing on whether this is the home for them, they may be focusing on how urgent the seller’s need is. We can make a vacant house seem warm and inviting!

• Can’t I stage my own property? The answer is No! You lack the objectivity to see your space as anything but your own. I’ve never been to a property that did not need my services.

• My consultation suggested that I take furniture pieces and accessories out and start packing some of my things. Where do I put excess furniture and boxes? Staging is about minimizing your things and we all have a lot of things! If you are staging to sell, you are going to have to pack your things up when you move so it is a good idea to start now. This will speed up the packing process when your house goes under contract. We discuss clever storage solutions with all clients.

• How can we afford staging on top of all the extra moving expenses we have? The more appropriate question should be how can we NOT afford to stage our property. Staged houses sell faster and for more money!!! If you are listing your property at $200,000 and it sits on the market for a month or better, your agent might approach you about lowering your asking price $5,000-$10,000 or whatever they may deem necessary to sell your property. Remember, the cost of staging is cheaper than your first price reduction. Stage your home and you could possibly get OVER your asking price . . . . I know because I did!
